Life Time Expands: Discover How the Lifestyle Brand Secures 52K SF at PBC’s 10 Bryant Park

Health and wellness company Life Time is gearing up to open its flagship location in New York City, right by Bryant Park. This will be a significant addition to the area, offering a large, 52,000-square-foot fitness and wellness space spread across four floors.

Life Time has secured a 20-year lease at 10 Bryant Park, a building that is nearly fully leased. This comes soon after Amazon signed a deal for 330,000 square feet in the same building, taking over from HSBC as the main tenant. Patrick Smith from JLL, who helped with the lease, mentioned that this development highlights the growing appeal of the Bryant Park area. He remarked on the positive changes coming to the neighborhood, with new restaurants and lifestyle options making it a vibrant destination.

While Life Time hasn’t revealed the exact rent amount, a recent report from CBRE noted that retail rents in Manhattan averaged around $659 per square foot in early 2025. Life Time’s new space, slated to open in December 2026, will offer a variety of amenities: fitness studios, a co-ed wet suite, saunas, and even coworking areas.

In addition to Life Time, Union Square Hospitality Group is in talks to occupy a smaller retail space on the ground floor. This spot is attracting attention from several potential tenants, indicating a lively interest in the area.

The journey of 10 Bryant Park has been quite eventful. Originally purchased by Property & Building Corporation in 2010, the building had plans to be sold in 2021 but faced challenges in closing the deal. A change in the market due to rising interest rates and the pandemic’s impact contributed to these hurdles. After HSBC’s departure, the building underwent a significant rebranding effort. They added amenities and modernized the lobby to appeal to new tenants.

Eli Elefant, CEO of PBC-US, stated that the Life Time lease is a critical milestone in the building’s transformation. He emphasized the attractiveness of well-located properties in Manhattan that offer thoughtful amenities.

As this new fitness center prepares to open, it reflects a growing trend towards integrating health and wellness into urban living. This shift is not just limited to gyms; more businesses are recognizing the importance of offering wellness-focused amenities to attract tenants and customers.
