According to the forecast, the UAE’s national goals, like Vision 2031 and initiatives to diversify the economy, are driving changes across various sectors. These shifts are not just about following global trends; the UAE is carving out its own identity shaped by unique experiences and digitally savvy infrastructure.
Todd Pilgreen from Gensler states that each of the seven Emirates plays a unique role. Dubai leads in luxury retail and mixed-use developments, while Abu Dhabi focuses on critical infrastructure and data innovation. Ras Al Khaimah is emerging as a leisure hotspot, and Sharjah is enriching its cultural scene with museums and galleries.
As demand for digital services rises, the UAE’s data center market is set to hit $1.74 billion by 2026. Investments in projects like the Future Digital Data Systems Data Centre in Abu Dhabi are a testament to this digital push.
Population trends are also shifting. In 2025, expatriates represented about 88.5% of the UAE’s population. Long-term residency programs like the Golden Visa are bringing in entrepreneurs and remote workers, making the UAE the second most attractive place for digital nomads globally.
The hospitality sector is evolving too. There’s a growing demand for long-stay accommodations and wellness experiences, catering to visitors who want more than just a vacation. The World Travel & Tourism Council reported that tourism contributed AED 267.5 billion to the UAE’s economy in 2025, nearly 13% of the GDP.
Workplaces are also changing. While Dubai boasts a strong office market, companies are striving to attract global talent. Investment in coworking spaces and creative environments is rising, transforming traditional office models into collaborative hubs integrated within vibrant communities.
According to the Gensler City Pulse 2025 survey, residents in Dubai and Abu Dhabi feel positive about their cities. An impressive 89% report a great living experience, but there are challenges. The cost of living is a concern, with rental prices soaring by up to 18% in 2025. An expected moderation in rental growth for 2026 might alleviate some pressures as new housing options emerge.
Looking ahead, the UAE’s urban growth will not just focus on iconic structures but rather on integrating flexible and adaptable living spaces. This fusion of leisure, work, and community is expected to enhance well-being and attract talent.
