The University District is growing, and exciting new changes are coming. A new hotel and apartment complex is set to open in May 2029 at the corner of North Pearl Street and East 16th Avenue. This project, named University Square, will cost $83.5 million in total, with $5 million coming from the city of Columbus to help build a parking garage.
Crawford Hoying, a real estate development company, is leading this project. They were selected by Campus Partners, the real estate affiliate of Ohio State University. Construction will start soon.
The new development will feature an eight-story Marriott Tribute Portfolio hotel and a five-story building with apartments. The hotel will have around 140 rooms, a café, a restaurant, and a rooftop bar, plus 5,500 square feet of commercial space.
Interestingly, while this project adds new units to the area, none will be designated as affordable housing. Instead, the developers have agreed to pay a fee to the city instead of incorporating any affordable units in the residential space. This has raised concerns among community members who feel there should be more affordable options available in a rapidly changing neighborhood.
The residential part will offer about 120 market-rate units, including micro, studio, one-bedroom, and two-bedroom apartments. This mix of options can help meet the high demand for housing near campus. However, it also reflects a broader trend in urban development today, where creating more high-end housing often takes priority over affordable options.
The parking garage will have 430 spaces, with at least half available for public use. Columbus’s $5 million support is tied to the construction of this garage, but the funding needs City Council approval first.
Per city requirements, the public parking spaces must remain available for 30 years to ensure community access. This emphasizes a growing commitment to balancing development with the needs of local residents.
As the project moves forward, it’s clear that changes in the University District aim to bring people together, merging hotel guests with longtime residents at a key intersection. The focus is on creating a lively area while also addressing crucial housing needs.
