Trends in Home Features

One standout trend is the rising appeal of the modern coastal aesthetic. Homes with docks fetch 5.4% more. Outdoor kitchens and showers boost prices by 4.4% and 4.3%, respectively. An outdoor fireplace adds about 2.8% to sale prices. Listings that use the word “cottage” also enjoy a 3.2% sales premium.

Amanda Pendleton, Zillow’s home trends expert, notes, “Cottagecore taps into a desire for homes that feel like an escape from everyday life.” After years of hectic routines, many buyers crave spaces that evoke a sense of peace and relaxation. Even if a home isn’t a vacation spot, buyers are willing to pay more for features that turn daily life into a mini getaway.

Popular Countertops

The report highlights a preference for quartzite countertops over other materials like quartz, marble, or soapstone. When quartzite is included in a listing, homes sell for 5.3% more than expected. This suggests a growing shift towards both aesthetics and functionality in home design.

Customization Matters

Today’s buyers are showing increased interest in personalized features. Listings that feature custom elements sell for 3.2% more than average. Even quirky additions like gourmet kitchens or golf simulators catch buyers’ eyes, adding 3% and 2.7%, respectively.

The Move-In Ready Demand

There’s also a strong demand for turnkey homes. Properties that require little to no work command a price that’s 2.9% higher. Conversely, fixer-uppers tend to sell for 14% less than anticipated. Kara Ng, a Senior Economist at Zillow, explains, “When affordability is tight, buyers want to avoid any additional costly projects.”
