JAS Asset Plc is shaking up the real estate market in Thailand. The company, known for its community malls, is setting its sights on a new venture: mixed-use projects that include nursing homes next to shopping areas.
Suphot Sirikulapas, JAS Asset’s CEO, explains that the current economic climate is pushing them to sell off about 100,000 to 110,000 square meters of their existing spaces. They want to attract a variety of tenants by forming new partnerships.
“We’re also looking into creating more office spaces in suburban areas,” Suphot says. These locations are appealing because they offer ample parking, dining choices, and supermarkets—exactly what modern offices need.
But what sets JAS apart is its focus on the growing need for elderly care. The company sees this as a vital opportunity in Thailand, with an increasing number of elderly people. They aim to integrate lifestyle nursing homes with community malls to provide accessible care.
Their nursing homes, branded as Senera, offer a range of services like eldercare and recovery support. Prices start at 28,000 baht per month. Currently, Senera has two locations with 207 beds and has served over 300 families in the last three years.
The strategic placement of these homes next to malls makes visits easier for families, while also allowing residents to enjoy shopping and other activities.
In addition to nursing facilities, Senera plans to expand its offerings by introducing home care services. Caregivers will assist elderly individuals recovering at home, and the company will also provide consultation on making homes safer and more comfortable for seniors.
As Pongsiya Kittikachon, the company’s marketing vice president, notes, Senera is not just about providing care; it’s about deepening connections within communities.
The demand for elderly care is significant. According to a recent study, Thailand’s elderly population is projected to reach 20% by 2025. This trend opens doors for businesses focusing on senior-related services. As JAS Asset continues to innovate, it demonstrates a commitment to adapting to the needs of a changing society.
