When Sydney Wilson returned to Sioux Falls from Boston last fall, she found a slice of urban life downtown. “I loved city living, and my new home feels similar,” she said, beaming about her one-bedroom apartment in The Clark building at Cherapa Place. Now, her commute to work as a nurse at Avera McKennan is quick and easy.
“In nice weather, I enjoy walking around,” she added. “I grew up here, but now I’m discovering new spots around town.”
Jace Guthmiller, who moved from Denver in late 2024 for a job at Plains Commerce Bank, shares similar enthusiasm. “Living downtown has been awesome. I love it so much that I just renewed my lease!”
Many believe that downtown living is out of their budget. However, both Wilson and Guthmiller found rent that fit their finances. “I wanted a newer place, and it’s worth every penny,” Guthmiller explained. “I’d rather invest a bit more and feel excited to go home.”
Wilson had her doubts about the cost compared to Boston, but after discussions with her parents, she realized she could comfortably spend a third or even a fourth of her budget on rent. “We were surprised by what was included!”
Residents of Cherapa Place benefit from upgraded amenities, such as:
- In-unit washer and dryer
- Stainless steel appliances
- 10-foot mass timber ceilings
- Private balconies
- Modern lighting
- Walk-in tile showers
A lifestyle fee covers perks like parking, access to the gym at SISU Fit, and utility management, excluding internet and cable. “Just the gym membership would cost over $100,” Guthmiller pointed out, noting that location also saves on transportation costs.
The friendly Pomegranate Market grocery store and bistro on the building’s ground floor is a favorite hangout for them. “I love the coffee there and watching people from the cozy seating out front,” Wilson said.
Ashton Hiatt, marketing manager at Pendar Properties, highlighted their commitment to maintenance and convenience. “We offer handyman services for everyday tasks, simplifying living for our residents,” she explained. Many others are surprised to discover that downtown living can fit their financial plans. “We try to keep our pricing clear and predictable, making it easier for residents,” Hiatt added.
Living downtown not only provides modern comforts but also opportunities to meet neighbors. “Most of my neighbors are around my age, and everyone is friendly. It’s quiet too, which helps when I need to sleep during the day after night shifts,” Wilson noted, contrasting it with her previous apartment. Guthmiller has also attended social events organized by Pendar Properties, further enhancing the community feel. “They’re doing everything right,” he said.
Both Wilson and Guthmiller believe that downtown living offers more than just a home; it’s a lifestyle with value, convenience, and community.
As you evaluate your living options, consider this: Urban living can enhance your quality of life, especially if you account for transportation savings and local conveniences. According to a recent survey by the National Apartment Association, urban living is becoming increasingly popular, with 62% of young professionals preferring apartments in city centers over sprawling suburbs.
Whether you’re looking for lively surroundings, modern amenities, or a sense of community, downtown Sioux Falls might just be the place for you.
