A recent study from WalletHub ranked Yuma as the fourth most affordable city for homebuyers in the nation. This report analyzed 300 cities based on home prices, maintenance costs, taxes, insurance, and overall living expenses.

As of last month, the median home price in Yuma was $336,000, according to Redfin. That’s a 13% increase from the previous year, but it’s still a fraction of what homebuyers face in California. For instance, the median price per square foot in Yuma is $206.

In stark contrast, California cities like Santa Monica and Santa Barbara ranked among the least affordable places to buy a home. This highlights the growing gap in housing affordability across the country. It’s eye-opening to see that there’s a drastic difference, with some areas reporting a tenfold difference in home prices compared to Yuma.

Notably, Yuma’s appeal comes from its low property taxes and home prices that match the local income levels. WalletHub Analyst Chip Lupo explains, “Home prices alone aren’t enough to gauge affordability. You have to think about local incomes and living costs.”

In addition to Yuma, cities in the Rust Belt, such as Flint and Detroit in Michigan, topped WalletHub’s list. The median home price there can be as low as $59 per square foot. This highlights how diverse housing markets can be across the U.S., and how buyers can look beyond big-name states for affordable options.

The rising costs in California push many to seek options elsewhere, and places like Yuma represent an encouraging solution for those struggling to get a foot on the property ladder.
