Exciting Expansion: Amity and University Mixed-Use Building Set to Grow Taller and Bigger – Amherst Indy

On July 16, the Amherst Planning Board held a virtual meeting to discuss various local projects. Key topics included a new development on Amity Street and University Drive and an accessible path at Munson Library.

The board unanimously approved plans to add a sixth story with 24 additional units to Barry Roberts’ mixed-use building. This project will increase the total units from 78 to 102, providing 260 beds. The number of affordable units will rise from 9 to 12. Two of these units will be aimed at families making 60% of the area median income.

Roberts’ attorney, Tom Reidy, assured the board that there would be no changes to the building’s footprint or parking from what was previously approved. The project will maintain 160 parking spaces, which some board members are concerned may limit commercial opportunities on the ground floor. However, it will still host a café open for breakfast and lunch.

Notably, the new building will adhere to passive house standards for energy efficiency. Reidy mentioned that while rooftop solar panels are a possibility, current uncertainties regarding federal incentives mean they won’t be included in the initial plans.

During public comments, resident Hilda Greenbaum highlighted the poor condition of University Drive. Planner Nate Malloy responded that resurfacing would occur once a nearby roundabout is finished. Although there are no current plans to replace existing access roads, future discussions might include multi-purpose paths to improve neighborhood connectivity.

Another key agenda item was a revised plan for an accessible path at the Munson Memorial Library. The town missed a grant deadline for its original ramp design but plans to submit a new proposal. The updated design features a curved walkway around a rhododendron, which received positive feedback from the Commission for Persons with Disabilities.

The Planning Board also discussed delays for a mixed-use building by Archipelago at Atkins corner. Their request for a postponement until August 20 was granted, allowing newly appointed members Smith and McLeod to participate in future votes.

Controversy also surrounded potential plans to increase housing density along North Pleasant Street. Concerns about increased traffic and the demand for public services prompted discussions about whether residents should be more actively informed about zoning changes. Board member Jesse Mager suggested a public forum to address these concerns in greater detail.

As the board continues to navigate these developments, it is evident that local voices are vital in shaping the future of Amherst. They will hold their next meeting on August 6, where more discussions are expected.
