Exciting News: VCU Health Unveils Plans for a 100,000-Square-Foot Medical Office in Chesterfield!

VCU Health has big plans for a property it recently picked up near Iron Bridge and Beach roads in Chesterfield. The health system is set to build a four-story, 100,000-square-foot medical office building on this 8.5-acre site. This location is just next to the Courthouse Commons West shopping center and close to the Chesterfield courthouse.

Originally, VCU Health had intended to build a 60,000-square-foot surgery center at Courthouse Landing, but it decided to pull away from that project due to construction delays and other concerns. Instead, they are now focusing on this new site, which could provide more space and better access. A 540-space parking lot will accompany the new facility, making it easier for patients and visitors. Access will primarily be through the emerging Nash Road extension.

In December, the project received approval from Virginia’s health commissioner, allowing VCU Health to relocate its planned surgical center. The letter mentioned that the outpatient component of the new building would cost around $33.4 million. The new facility will include an ambulatory surgery center (ASC), which is designed for same-day surgeries that don’t require overnight stays—an increasingly popular model for healthcare delivery.

This project reflects a growing trend in healthcare. More facilities are moving towards outpatient services. According to a report from the American Hospital Association, around 70% of surgeries are now performed on an outpatient basis, up from 50% just a decade ago. This shift not only improves patient experience by reducing wait times but also lowers healthcare costs.

With the new plans in place, VCU Health is also pursuing another project at a former dairy facility on Robin Hood Road in Richmond, signifying its strong investment in expanding healthcare services in the area. As health systems adapt to patient needs and technological changes, these expansions are vital for community health support.

Although VCU Health hasn’t shared detailed comments about the Chesterfield project, the surrounding community is likely to feel its impact soon. The nearby Courthouse Landing developers are working to make progress, planning to complete various parts of that project throughout this spring and year.
