This ambitious 77-acre development features a 10-acre lagoon, shopping and dining areas, a concert venue, a 150-room hotel, and beach homes. Developers aim to make Northport a go-to destination for travelers from nearby cities like Atlanta, Birmingham, Nashville, and Memphis.
The project, estimated to cost around $500 million, has already seen a $20 million investment from local taxpayers. Developer Kent Donahue believes this venture will generate substantial tax revenue over 30 years—up to $240 million for the city. However, under the current agreement, the city will only see half of the tax revenue until they save $62 million.
Despite these potential benefits, local residents have voiced strong opposition. Many are worried about the project’s long-term impact on their community. Tuffy Holland expressed frustration, stating, “We are in partnership with this developer whether we like it or not.” Concerns were raised during a recent planning meeting, where residents highlighted issues like increased noise and traffic. The Northport Planning and Zoning Commission recently voted against recommending the necessary zoning changes. This decision puts the spotlight on the City Council, which will ultimately determine the project’s future. The council must decide on zoning changes for the project’s first two phases, with Phase 2 potentially introducing more beach homes or a large apartment complex.
