Syracuse University is taking a big step forward with its campus development plans. The university intends to borrow $500 million to fund the construction of three new dorms, which will dramatically increase student housing near the campus. This funding comes from revenue bonds issued by the Onondaga Civic Development Corporation, a special entity that helps finance nonprofit projects, meaning none of this money will come from taxpayers.

The new dorms are set to be built on Ostrom, Waverly, and Comstock avenues, providing a home for around 1,870 students. This is part of a broader strategy to bring more students to the main campus, including recent conversions of the former Sheraton Hotel and another luxury apartment building into student housing. These changes are aimed at fostering a lively campus atmosphere.

Construction is already underway, with the dorms expected to be completed by fall 2027. The six-story dorm on Ostrom Avenue will be located near the beautiful Thornden Park and will include common areas such as lounges and laundry facilities. The university revised its original plans for this building after receiving feedback from local residents.

Across from each other on Comstock Avenue, the Waverly and Comstock dorms will replace older buildings. The Waverly building is designed to accommodate 720 beds with a new dining hall and multipurpose rooms. The Comstock building will host 580 students along with a community kitchen. These renovations aim to modernize the existing campus while preserving the charm of the area.

According to David Lee, the project’s lead architect, the new buildings will complement the heights of surrounding dormitories, ensuring they blend well with the campus landscape.

In today’s competitive college environment, schools that offer quality housing options tend to attract more students. Recent studies show that college students are increasingly prioritizing their living conditions. A survey by the National Student Housing Survey found that nearly 70% of students consider on-campus housing a top factor when choosing a university. By enhancing its residential offerings, Syracuse can not only draw in new students but also improve retention rates.

Public interest in the project is high, with many community members eager to see how these new buildings will transform the area. The Onondaga Civic Development Corporation will hold a public hearing in early April to gather further input from the community.
