After years of planning and construction, the new apartment complex named Felix has finally opened its doors in downtown Santa Rosa. The eight-story building at 420 Mendocino Ave. features 168 market-rate units, including studios, one-bedroom, and two-bedroom apartments.

Designed by award-winning David Baker Architects, Felix emphasizes a “refined casual” style. It includes materials like board-formed concrete and FSC-certified redwood screens to enhance its look and functionality. Inside, residents can enjoy wide-plank flooring, large windows, custom cabinetry, and smart home technology.

The rental prices start at $2,340 per month for one-bedroom units, which can be as spacious as 699 square feet. For those looking for more space, studios and two-bedroom units are also available, offering several layouts and sized terraces.

A major feature of Felix is its commitment to community living. On the ground floor, there’s a coworking lounge equipped with fast Wi-Fi and private nooks for focused work. Matt Keipper, senior vice president of Related California, the project’s developer, believes this kind of flexibility meets modern work trends: “Work schedules have become more fluid. Many people split time between Santa Rosa and places like San Francisco.”

Amenities cater to an active lifestyle. Residents can find a fitness center, steam showers, a sauna, and a rooftop area with grills and an outdoor firepit. The lounge area includes a large TV and a demonstration kitchen for gatherings. Additionally, there are secure spaces for deliveries, making life a bit easier for everyone.

Parking is available on-site, with additional spaces nearby. The roof has been designed for solar panels, showing a forward-thinking approach to sustainability. The project initially received approval in 2018, replacing old retail and restaurant buildings. It also received $7 million in funding from the RED Housing Fund, aimed at supporting housing in the area post-wildfires.

Interest in Felix has been high, with over 200 potential tenants already signed up for leasing updates. As Santa Rosa begins to revitalize, local officials are optimistic due to new restaurants and events sprouting up nearby.

Interestingly, apartment occupancy in the Bay Area has returned to pre-pandemic levels, with estimates showing around 95% occupancy in Santa Rosa, according to CoStar. This rebound highlights a growing demand for housing despite some challenges in attracting tenants.
