New Resolution: Boosting University Beach with State Tax Abatement Benefits

The proposed University Beach Resort is stirring up debate ahead of tonight’s Northport City Council meeting. City Attorney Ron Davis will introduce a resolution supporting the resort’s application for tax rebates under the Sweet Home Alabama Tourism Investment Act of 2023. This act aims to boost tourism by offering tax benefits to projects that qualify.

To qualify for up to $350 million in rebates, the resort must prove that at least 20% of the benefits will come from local sales and lodging taxes. The Alabama Tourism Department oversees this process, ensuring projects meet eligibility criteria before any rebates are granted. These rebates, capped at $1 million per year and $5 million per company over ten years, apply to various taxes, including sales and lodging taxes, and can be claimed starting from when the resort opens.

In recent guidelines from the Alabama Department of Revenue, it was noted that rebates will be distributed twice a year, on July 31 and December 31, for ten years. Payments start once the project begins generating tax revenue.

The University Beach project plans to span 77 acres and will feature a lagoon, water park, event center, homes, retail spaces, and dining options. However, many residents are concerned about the lack of transparency surrounding this development. Their frustration has led to increased scrutiny of the city council, potentially influencing next month’s local elections.
