“I had a party for the late Carol Channing, and 200 Broadway friends showed up,” Tune reminisced about his terrace.

The building, designed by Emery Roth and developed by Bing & Bing in the late 1920s, boasts a rich history. Last year, it was listed for $2.2 million, $700,000 less than its current price.

The spectacular terrace offers breathtaking views of the river and city, which Tune describes as a perfect space for gatherings. “There are so many things I love about the Tower,” he shared. “You really get to know everyone on the block — even Uma Thurman!”

Tune finds inspiration in his home; he has created over 100 paintings there. The penthouse features 13-foot ceilings and lots of windows, perfect for his impressive height. Design highlights include hardwood floors, stage lighting, and a chef’s kitchen that opens to a spacious great room.

Beyond the living space, the landscaped roof deck includes an outdoor shower and an artist’s sink, making it a valuable creative space.

Tune, 86, acquired the penthouse in 2007 for around $1.3 million. The building transitioned into a co-op in 1987 and is part of a complex with more than 400 units, offering amenities like a doorman, a resident manager, and individual storage options.

Real estate broker Kelly Killoren Bensimon, who is listing Tune’s apartment, commented on its charm: “It’s rare to see such an iconic living space with a vast outdoor terrace in the heart of Beekman and Sutton Place.” She also emphasized that this kind of property is a rare find in today’s market, comparing it to a coveted Birkin bag.

Interestingly, Tune also owns another penthouse in the same complex, which he bought for roughly $1.4 million in 2013. This unit was once a ballroom and features 12-foot ceilings, proving that Tune has a knack for finding distinctive spaces.
